What a milestone inspection actually is?
valid until: 10 Oct 2026date published: 10 Oct 2025A milestone inspection is a structural assessment performed by a Florida-licensed engineer or architect to determine whether a condo or co-op building shows substantial structural deterioration. It happens in two stages:
• Phase 1: a visual survey of the major structural elements (columns, slabs, beams, walls, foundations, balconies) and a review of available documents. If no substantial deterioration is found, you’re done until the next interval.
• Phase 2: triggered only if Phase 1 finds signs of trouble. It can include destructive testing, probes, and calculations, and it must recommend the scope and timeline of repairs. Local building officials get the report.
